Letter to our hosts in Thailand

Dear hosts,

We understand the recent discussions about short-term rentals in Thailand might have raised some questions for you.

We have worked closely with cities around the world to navigate the evolving landscape of short-term rentals, always striving to find solutions that benefit hosts, travelers, and the broader community. As Thailand continues to shape its approach, we hope to collaborate with the government and our host community  to support a fair, balanced, and sustainable regulatory framework—one that creates economic opportunities while respecting the needs of local communities.

Hosting is a big responsibility which is why we ask and remind all hosts to carefully consider their responsibilities before hosting. 

Guidance for hosts

Airbnb asks all our hosts to comply with local laws in every country we operate in.

  • You agree to abide by Airbnb’s Community Standards, Terms of Service and our ground rules for hosts, which stipulate that you must be in compliance with applicable local rules and regulations and have permission to host. Take for instance, if you are required to apply for a hotel license and you do not have a licence or your property is not eligible for an exemption, a minimum stay requirement of 30 days is required. A failure to comply with applicable local regulations may result in actions taken against your listing.
  • We provide resources such as the Responsible Hosting hub with a dedicated section for Thailand, that contains helpful information on local laws.
  • Where a concern about a host or listing is brought to our attention, we review and take appropriate action, when necessary. 
  • If you’re unable to host or fulfill existing reservations due to changing circumstances, please contact our team.

Ground rules for Guests

We do not tolerate bad behaviour from users on our platform. We understand the need for robust trust and safety policies in order to help people trust one another. 

  • To support that, we have a set of Community Policies that clearly outline the kind of behaviour we expect from both hosts and guests when using Airbnb. 
  • Airbnb has developed an overall set of clear and simple ground rules for guests to treat their hosts’ home like their own and to follow the host’s standard house rules. 
  • Similarly, Airbnb has listed down clearly what’s expected of guests to be considerate and respectful of their hosts, hosts’ neighbours and any other community members they may meet during their stay.
  • We enforce strict policies governing who can have an Airbnb account, and anyone, including guests, who declines or fails to adhere to these requirements may be prohibited from using the platform.

Support for the Neighbourhood

We are committed to being good partners in the communities you call home. We continuously utilise feedback from you to deliver tools and updates that support safe and responsible travel in your neighbourhoods:

  • The Community Disturbance Policy outlines our ban on disruptive gatherings and other community disturbances during listing stays. 
  • The Neighbourhood Support line is a 24-hour tool that allows neighbors to connect with Airbnb. 
  • Our policies enable you to cancel a stay penalty free if you have valid reasons to believe a reservation may lead to an unauthorized party.
